We strive to accommodate our patrons to the best of our ability. Staying in our furnished apartments is different than a traditional lease agreement or hotel stay. Here are the terms and limitations associated with renting from us. Acceptance of these terms is implied upon deposit payment. This web site represents the current terms and pricing, superseding any other source of information.
Guests enjoy a level of privacy they would expect within their own home while staying at our apartments. However, there are occassional circumstances that may incur an small inconvenience to our guests, especially in the event of repairs or showings of the apartment to future prospective tenants. We will offer as much advanced notice as possible for such occassions, should they be necessary, and not conduct any showings without the guest's permission.
Regarding Scheduling:
· We try to keep the calendars of availability updated promptly. However, it is possible for availability status to change before the calendar has been updated.
· PTI patient schedules are subject to change. If a reservation is made immediately following an existing reservation, some flexibility may be required in the event of a change in the prior tenant’s PTI schedule. This is rare, but has occurred in the form of an additional day or two being added to the tenant’s stay.
Regarding Reservations:
· A $500 deposit is required to reserve either apartment.
· A reservation is confirmed when a deposit has been received and verified.
· Once made, a reservation cannot be canceled without forfeiting the deposit within four weeks of the schedule start date, or before one full month of rent has been collected.
· Apartments are rented on a “first come, first serve” basis. Apartments cannot be “held” or reserved without a paid deposit.
· A minimum stay is six weeks unless other arrangements are made and confirmed within the rental agreement.
Regarding Payments:
· PayPal is the preferred method of payment. Checks and USPS money orders are accepted. Cash payments are discouraged for the protection of the tenant.
· Major credit cards are accepted via PayPal at no additional charge. Use of major credit cards via PayPal requires Internet access and an e-mail account.
· The deposit is not to be used as a form of rent payment. However, a credit or debit to the deposit may be made in the event of a minor change in the lease termination date.
Regarding Deposit Reimbursement:
· Deposits are typically returned within 4 weeks of the reservation’s termination date.
· Deposits may be returned in the form of a PayPal refund or a mailed check.
· Part or all of the deposit may be forfeited for loss or damage beyond normal wear and tear.
Regarding Included Services:
· Electricity, water, cable television, and DSL Internet service are included in the price of the apartment.
· The tenant is expected to adhere to a common sense responsibility regarding the use of these utilities. Abuse leading to service costs beyond usual and customary amounts may be deducted from the deposit.
Regarding Liability:
· The owner of these apartments offers no liability or property insurance, nor does the owner assume any liability for persons or property whatsoever. A short-term renter’s insurance policy is recommended, purchased by the tenant from an insurance company of his choosing.
· A garage is provided as a courtesy to our tenants. However, no liability regarding loss or damage to any property stored in the garage is assumed by the owner.
· The tenant agrees to reimburse the owner should the owner incur any financial costs in the execution or enforcement of this agreement.
